More than 50 per cent of the Tamil Nadu Slum Clearance Board (TNSCB) tenements in the city are due for repair or reconstruction, officials said.
They feel residents need to take greater initiative in maintenance and should be willing to move out when warning notices are given for demolition.
The Board is considering a plan to train owners in maintaining tenements, its Managing Director T.K. Ramachandran said. Most units are given on a hire purchase basis and very few are let out for rent.
Leelavathy, member of Pennurimai Iyakkam, an organisation working with persons in the lower income group and residents of tenements, said owners rarely bothered to check on the condition of the tenements they let out on rent.
Tenements constructed by the TNSCB could be up to 30 years old. More than 80,000 units had been built in the city limits. A massive repair and reconstruction drive was on following the Chief Minister’s declaration that SCB tenements were not in good shape, Mr. Ramachandran said.
Budget allocation had been made for repair or reconstruction of 43,000 units. Of these, 7,000 on the Marina in Nochikuppam and Srinivasapuram were declared unsafe two years ago. Demolition work could not be taken up because residents refused to move out, officials said.
They were apprehensive about having to relocate to the outskirts. The Chennai Collectorate had been involved in the effort to enumerate residents of the area for allotment.
Demolition work commenced in Vyasarpadi and tenders had been called for demolition work in B.S. Moorthy Nagar, opposite the Perambur slaughterhouse.
